Modified Bitumen

Also known as torch on or mod-bit (modified bitumen), SBS Roofing is a very commonly used product for flat and low slope roofing. It is a 2-ply system that can be applied in many different ways such as, cold process, fully adhered, mechanically fastened, hot asphalt applied, torch applied, and self adhered. SBS is a very popular roofing choice as it is easy to maintain, repair, is highly durable and has great longevity. There are also quite a few options you can use to either extend it’s lifespan or make re-roofing significantly cheaper when it becomes time to consider replacement.

How long does an SBS roof last? 

SBS roofs typically last around 20-25 years in the Alberta region. There are a few options that can be used to extend the life of the SBS roof membrane that are very cost effective when compared to the cost of a new roof.

Do SBS roofs need maintenance? 

We recommend walking them yearly to look for any deficiencies and clearing any debris from the drain screens or from the scuppers. A well installed SBS roof will usually be able to go almost its entire lifespan without needing any repairs. If however repairs are needed, they are usually quite easy to do, as SBS is compatible with number of different repair options.

How expensive is it? 

When compared to most other commonly used flat roof systems SBS is very competitively priced. It is one of the most widely used systems in the region due to its long standing track record of performance and durability in this climate.
